LETTING AND MANAGEMENT FEES

1) All letting and management fees are based on sole agency terms. If, however, the property is to be offered on a multiple agency basis a further 2.5% will be added to our fees as below.

2) LANDLORD COST

Full management service at 10% inc vat - All property maintenance issues to be dealt with by us, rent collections, day to day running of the property.

Inventory fee on check in - £120.00 inc vat.
A member of our team will inspect the property, take pictures and document the standard the property is in before the tenant moves in.

Inventory fee on check out - £120.00 inc vat.
A member of our team will inspect the property, take pictures and document the standard the property is left in to ensure that is in the same standard as when the tenant moved in.

Basic Inventory fee on check in - £54.00 inc vat.

Basic Inventory fee on check out - £54.00 inc vat.

Deposit secured - £84.00 inc vat.
To cover the cost of securing the tenants deposit with a registered deposit protect scheme.

Referencing (per tenant) - £50.00 inc vat.

Tenancy Renewal fee - £54.00 inc vat.
To cover the cost of preparing a new Tenancy Agreement and negotiating with your tenant for a further fixed term tenancy.

Rent Review - £30.00 inc vat.

Call Out fee – From £60.00 inc vat.

Periodic Tenancy Agreement letter - £60.00 inc vat.

Deposit Disputes - £60.00 inc vat.

Duplicate Statement (per copy, per statement) - £12.00 inc vat.

Arranging a Section 21/Section 13 Notice - £120.00 inc vat.

Finder’s fee – minimum fee £720.00 inc vat.
Check in/referencing/contract/informing utilities/etc.
75% of the first month's rent + vat (minimum fee £600.00 + vat).

Prepare paperwork for legal - £240.00 inc vat.

Preparation of new tenants – minimum fee £540.00 inc vat.
Check in/referencing/contract (minimum fee £450 + vat)

Room Only preparation of new tenant - £234.00 inc vat.

Arrangement of:

EPC (Energy Performance Certificate) - £108.00 inc vat.

Gas Safety Certificate - £69.60 inc vat.

Gas Safety Certificate & Boiler Service - £108.00 inc vat.

Legionella Report - £120.00 inc vat.

Termination fee minimum one month’s rent.

3. If the initial letting period is for only part of a year then the said commission shall be based upon such term with a minimum period of six months.

4. If for any reason this agreement is terminated by either party hereto pursuant to the provisions appearing herein as determination then no letting commission or part thereof shall be returnable to the Landlord, even if the termination takes effect during any period of any tenancy of any extension of any tenancy agreement or otherwise.

5. Additional Fees

Extension of Six Monthly Tenancy Agreement £54.00 (£45.00 + VAT) (inclusive of (appropriate notices) (Check Out procedure - produce and check original Schedule of Condition and Inventory, if appropriate; Agree suitable deduction from deposit if necessary; Refer to Landlord before releasing monies to tenant, if appropriate; collect and receipt keys).

6. All additional fees and charges are subject to review following written notice and, at the discretion of the Agent, in the event that the property shall be considered to be exceptionally large, or furnished to an unusually high standard.

7. Emergency Repair Service Insurance, if required, Quotes to be obtained.

8. Appropriate charges shall be made for processing insurance claims and management between lettings.

9. Value Added Tax and/or any other government tax or charge that may be levied will be charged in addition to the above fees.

10. The Agents also reserve the right to invoice charges in respect of any work or management of an unusual nature not envisaged in the letter of instruction.
